How do I get the permit process started? |
| Check with your Municipality to see how they have chosen to enforce the Uniform Construction Code (UCC). If they have selected Guardian Inspection Services to provide UCC enforcement for your Municipality simply go to our Web site or call any local Guardian office and we will provide professional advice on "how to proceed" with the permit process. | |

Who should apply for a permit? |
| The building project owner, contractor or design professional may apply for a building permit. A homeowner should note that the technical information and drawings required for plan review might necessitate obtaining help from your contractor or designer. | |

How long does the permit process take? |
| The more complete and accurate the submittal information and drawings are, the faster we can issue your permit. Guardian has developed the most informative informational handouts in the inspection industry. Simply request the submittal information and follow the directions. If you have any questions, call or visit your local Guardian office. | |

Do I need Architectural or Engineered stamped plans or drawings? |
| Stamped plans are not usually needed for most residential projects. Most commercial projects do require stamped plans. The UCC Law contains several exemptions to the basic rule on this matter. Always contact the local Guardian office to discuss any code related item such as this before you proceed. | |

How do I know what information needs to be submitted for the plan review and permit process? |
| Guardian provides you with an informational packet that details exactly what is required. | |

How soon will I receive my permit? |
| After all municipality approvals occur and submitted plans are approved by Guardian, a copy of the approved plans and the permit will be issued to you. | |

How and when do I call for inspections? |
| When you receive your permit, an inspection directory signoff sheet will be given to you. The inspection directory provides you with a listing of the type of inspections that will be required for your project and shows you how to contact a Guardian inspector. | |

When can I move into my new house? |
| You cannot move into any new building until you receive a Certificate of Occupancy (CO). You may request a Temporary CO if your project is majority completed and there are no serious violation or safety concerns. | |

What building codes are now in place? |
| As per the Pennsylvania UCC, the latest version of the International Code Council (ICC) codes are automatically adopted. The Commonwealth of Pennsylvania informs the public when there is a code change. Currently, the 2006 ICC Codes are in effect. | |

What is the difference between a "building permit" and a "zoning permit?" |
| The zoning permit provides approval of such items as the "location and use" of your project. Normally, the zoning permit is first to be issued. The building permit deals directly with the approval of all "construction related items" in relation to your building project. | |

How do I obtain permit fee pricing information? |
| Fees may vary from one area to another. Contact your local Guardian office for precise fee information. | |

What is a "change of use" of a building? |
| One example of this is when a building undergoes a change in occupancy, such as an existing residential home changes to a doctor's office. When this occurs, a "change of use" of the building has occurred and proper permits are required. Always call your local Guardian office to discuss any construction project prior to commencing it. | |
